Buying A Property
Buy with your eyes
wide open.
Careful, plain-English guidance from the contract in front of you all the way to the keys in your hand — so you always know where you stand.
Buying a property is one of the biggest commitments you’ll make — and most people are asked to make it before anyone has properly explained the contract.
That’s where we come in. Before you’re bound, we review the contract, explain the terms and special conditions in language that makes sense, and flag anything that could affect you. From there we manage the searches, watch every critical date and prepare your settlement, keeping you updated at each step.
You’ll never have to chase us for an answer or wonder what happens next. Our job is to carry the detail, so you can make confident decisions and enjoy the part that matters — the property itself.
You’re not expected to know this process already. That’s our role — to guide you through it, so nothing is left to chance.
Clear, fixed fees
Our professional fee for a purchase is $1,980 incl. GST, fixed and quoted upfront, plus disbursements. No hidden costs, no surprises at settlement.
Buyers and upgraders, downsizers, investors and first home buyers who want to understand exactly what they’re signing — and to be told clearly if something needs attention before it becomes a problem.
Careful review, from contract to keys.
Buying property involves more than signing a contract — it means understanding finance dates, cooling-off periods, special conditions, search results and what happens if any of them raise a flag. We review every part of your matter and explain it before it becomes urgent.
You’ll always know what stage your purchase is at, what’s due next, and what (if anything) needs your decision.
- Full contract review before you sign or shortly after, where time-critical
- Plain-English summary of special conditions and key dates
- Coordination of relevant property and title searches
- Finance and building/pest condition date tracking
- Liaison with your lender, agent and the seller’s representative
- Settlement preparation and funds-to-complete summary
- Visual roadmap showing where your matter stands at every point
None of this happens by chance — it’s tracked against your contract from the day you sign, not assembled the week before settlement.

Common questions before you buy.
Ideally before you sign — particularly for auction or off-the-plan contracts where there’s no cooling-off period. If you’ve already signed, send it to us as soon as possible so we can identify anything time-sensitive.
It depends on the property and contract terms. We’ll recommend the searches relevant to your purchase and explain what each one is checking for, rather than ordering a generic package.
We track your finance date closely and will tell you well ahead of the deadline if an extension needs to be requested, so you’re never caught out at the last moment. Likewise, if you hear from your bank or broker and feel that a little extra time might be needed, contact us straight away so we can negotiate an extension early for complete peace of mind.
Yes. Our process is built around phone, Zoom and e-signing, so distance doesn’t slow your matter down or leave you less informed.
